This rancher was built as a spec house in a 65+ seniors living development. ICF was chosen for the sound and insulation factors. We were able to use ledger blocks to support the floor system and avoid using costly engineered anchor systems. It is the most high-performance home built in the subdivision and has no air or thermal leaks at floor system because everything is inside the building envelope. Traditional floor systems extend to the outside of the building and are notorious for air leaks and thermal bridging (cold traveling through lumber).
